General

Huishurenibiza.nl is part of One of a Kind Travel registered at Kloosterstraat 38 in Muiden, Netherlands, with KVK number 77856902. The office is located at theHUB, Carrer del Pedrer 4, 07819, Santa Gertrudis, Ibiza. These general conditions – which will be updated from time to time – cover all services made available online, by e-mail or by telephone. By making a reservation through our website, you acknowledge and agree that you have read, understood and agree to the general terms and conditions below as well as corona terms and conditions.

One of a Kind Travel is an intermediary and will make reservations for you regarding accommodation, transportation and possibly activities. We put satisfaction first! If you have any complaints, we would like to discuss them with you personally to come to a good solution.

Scope of our service

Through this website (www.huishurenibiza.nl) we (One of a Kind Travel B.V., kvk 77856902) offer an online platform on which owners of vacation homes in Ibiza (lodging providers) can post their vacation homes to offer them for vacation rental, and where you as a visitor can book those vacation homes for your vacation. When you make a booking through the website, you enter into an agreement with the accommodation provider from whom you rent the vacation home. They will sometimes provide you with a rental agreement to be signed by you immediately after booking, and sometimes upon arrival. We act solely as an intermediary between you and the accommodation provider. There is thus no agreement between you and One of a Kind Travel regarding the rental of the vacation rental.

When booking through our website, you are bound by the booking confirmation and our terms and conditions, cancellation policy, and other terms and conditions as described below, which include our mutual rights and obligations.

Our services are intended for personal use only and not for commercial use. Therefore, you may not resell, screen (e.g., spider, scrape), deep link, use, copy, display or download any content information, software, products or services offered on our website for commercial or competitive purposes or activities without our permission.

Payment

After you fill out our booking form, the vacation rental (after approval from the lodging provider) will be reserved for you and the booking documents will be sent to you by email. Please check that the booking is correct and that your name is spelled correctly. If something is not correct, please let us know as soon as possible. After you have received confirmation of the reservation of the property from us, a deposit of 30% (in some cases 50%) of the rental price of the total agreed travel sum must be paid. This deposit must be credited to our bank account within 2 days. The remaining 70% (or 50%) of the outstanding amount must be credited to our bank account before 6 weeks before departure. For reservations within 6 weeks before departure, an urgent transfer must be made, and the amount must be credited to our bank account within 48 hours. In case of late payment, the traveler is in default. We are then entitled to cancel the booking on behalf of the accommodation provider.

The total price for which you booked the house is made up of the rental price and any additional administration fees.

It is possible to pay by credit card or via PayPal, but for this we charge a 2.5% (credit card) or 3.4% (PayPal) transaction fee on top of the indicated rental price.

Tourist tax

Tourist tax is €2.20 per person per day, (16 years or older) and can be paid locally (if requested).

Deposit

The deposit must be paid by bank transfer before the beginning of the rental period. The exact amount of the deposit and method of payment is indicated on the payment order you receive when you have booked a property through us. The deposit will be transferred back to you within 1 week after the day of departure if the deposit has been paid by bank transfer or returned on the day of departure if you have paid the deposit on arrival. You will receive the entire deposit back if the property is still in the same condition as when you arrived; i.e. no damage, no garbage, dishes done, left tidy, and the key returned to the appropriate janitor of the property before 10 am. Any charges incurred for using extra facilities and/or additional services booked may also be deducted from this.

Should any of the above be found to be defective, we may have to hold the security deposit a little longer until the exact cost of the damage is determined. If the damage exceeds the amount of the security deposit, you will also be liable for the excess.

This provision counts as a third-party clause for the benefit of the lodging provider.

Liability One of a Kind Travel

If due to unforeseen circumstances One of a Kind Travel is forced to cancel the reservation on behalf of the accommodation provider, we will do our best to offer you an equivalent alternative. If this is not possible or if you do not accept this offer, you may cancel the agreement with the accommodation provider and One of a Kind Travel on behalf of the accommodation provider will refund the rental fee already paid. For any (further) damages in connection with the above, the accommodation provider is solely liable.

As an agent, One of a Kind Travel assumes no liability for damage or personal injury occurring in or around the vacation home or for changed circumstances, including construction work and natural phenomena. The accommodation provider as the other party to the rental agreement is solely liable for this. If you wish to hold the accommodation provider liable, we will provide you with any necessary contact information. We will do our best to mediate in such a situation.

Rented properties are strictly for vacation purposes. Professional photography and parties or wedding celebrations in and around the property are permitted only with the express permission of the accommodation provider. Please contact One of a Kind Travel for this purpose.

Situations or circumstances arising out of or caused by, directly or indirectly, forces beyond One of a Kind Travel’s control, regardless of location, including, but not limited to, strikes, work stoppages, accidents, acts of war or terrorism, civil or military disturbances, natural phenomena, nuclear or natural disasters or acts of God, and interruptions, loss or failure of utilities, communications or computer (software and hardware) services, shall not constitute grounds for cancellation with refund or relief from One of a Kind Travel.

Arrival and Departure

Homes will be available after 4 p.m. on the arrival day unless otherwise indicated in the description of the home on our website. A supplement may be charged for late check-ins or check-outs.

When you arrive we ask that you check your property right away; if there is any damage please report it to your contact person immediately, otherwise we will charge you for the damage. Should any damage occur during your stay, please contact your contact person immediately so she can check the damage and the cost can be calculated.

On the day of departure, please leave your accommodation in the same condition as you found it. The kitchen, dishes and barbecue, with all supplies should be clean and where they belong. There is no need to vacuum or scrub, as the final cleaning is included in the price. However, everything must be neatly returned to the place as you found it on arrival. If this is not the case, we are obliged to charge a minimum of €250 or more on behalf of the accommodation provider, the amount (your liability) depends on your accommodation and how it was left behind.

On the day of departure, you will have to check out before 10:00 am and return the key to the housekeeper. Please adhere to these conditions so that we can maintain a functioning system. In case you do not leave the house on time, we will deduct € 50,- for the first hour and € 150,- per half hour thereafter from your deposit on behalf of the housekeeper.

This provision counts as a third-party clause for the benefit of the lodging provider.

Parties/parties/noise pollution

The production, performance or organization of private parties in houses is prohibited. Organizing parties without prior approval on our part will mean that we withhold the full deposit on behalf of the lodging provider. All complaints, fines, damages, payments and possible eviction of the house resulting from this will (in addition to the withholding of the deposit) be borne by the tenant; neither we nor the accommodation provider will be liable for this, and with respect to damages and consequences for violation of this prohibition, you will indemnify us and the accommodation provider. This also applies to any form of noise nuisance. The homeowner has the right to deny further access to the villa. This provision counts as a third-party clause for the benefit of the lodging provider.

Do not turn up the music too loud during the day and no music after 10 p.m. at night and until 10 a.m. in the morning. Bringing your own sound equipment is prohibited. In case of complaints from neighbors, a minimum of € 500 per incident will be deducted from the deposit.

Car rental

Almost all of our accommodations are located in outlying areas. To reach this location, transportation is required. Public transportation is usually non-existent, or infrequent. And cab is very limited, especially when it comes to rural areas and explaining the way by map. We recommend renting a car in advance from companies with local offices to avoid unpleasant problems. We have our own car rental partner and rates; if you are interested in this, please contact us or check our car rental page. With our partner Isla Blanca, you pay and sign the rental agreement when you pick up the car. We recommend that you read it carefully to avoid any surprises. With our partner Motoluis, you pay in advance by credit card. A valid driver’s license is of course required. If we reserve a car in a certain class for you, this does not imply a guarantee for a certain type, unless otherwise agreed upon. We are not liable for damages from any cause whatsoever arising in connection with the rental of your car. This is something between you and the car rental company. We are an intermediary and will only help you with the reservation of the car.

Bed linen and towels

Bed linen and towels are included in the rental of the house. Beach towels and pool towels should be brought by yourself. In some cases, pool towels are included in the rental. Whether this is the case can be found on the corresponding page of the house you booked with us.

Baby cribs and high chairs

If you wish to rent these you must indicate this in advance when booking. The additional costs will be deducted from the total amount of the rent. If you rent cribs you must bring sheets for these yourself. Costs for a baby bed are € 5,- per night and for a baby chair € 2,50 per night.

Waste disposal

It is mandatory to remove your trash every day. You will find the containers at main roads and intersections. Waste is separated in Ibiza: Green is for glass, blue for paper, yellow for plastic and aluminum, and gray for residual waste. Please keep in mind that the accommodations are located in rural areas and, if you leave the garbage lying around, pests may descend on them. On the day of your departure, please be sure not to leave any garbage behind, otherwise we will charge €250 for this on behalf of the accommodation provider.

Keys

In the event the keys are lost or misplaced, the cost of replacing them will be charged to you by us on behalf of the lodging provider. Please note that this can sometimes be an expensive matter due to the replacement of locks and the purchase of new key and alarm sets.

Furniture and other possessions

It is forbidden to remove furniture or make other interior changes to your own taste…. Furniture and other goods may only be used for the purpose for which they are intended. If at the end of the rental period furniture or goods are no longer present or out of use due to other than normal use they will have to be paid for or replaced by the tenant with the approval of the accommodation provider. This condition also covers upholstery, wallpaper and the building in general. In case of damage, the value of the broken or cracked goods, cleaning costs for stained carpets, blankets, mattresses, bedding, etc. will have to be reimbursed by the tenant. The renter will use the furniture and other goods only in the rooms in which they are placed. It is forbidden to move them outside the rented premises. Blockages: The tenant will not throw items into sinks, bathtubs, bidets, showers, toilets, drains, etc. that could clog the pipes. Should this nevertheless occur, the tenant will be responsible for the costs caused for the removal of these blockages. This provision applies as a third party clause for the benefit of the accommodation provider.

Capacity and occupancy

Each house is set for a specific and maximum number of people. It is not allowed to stay in the house with more people than indicated in advance at the time of booking, except if it has been consulted and approved by us. The guests are at all times responsible for the number of occupants where children over 2 years count as full persons. In case you do not comply with this, we are entitled to take appropriate measures on behalf of the accommodation provider: evacuation of the house and/or additional costs. Additional costs are a minimum of €150 per person per night. This provision counts as a third-party clause for the benefit of the lodging provider.

Insurance

Travel and cancellation insurance is recommended.

Cancellation

Any cancellation must be communicated by email as soon as possible and will incur charges. In case of No Show, the cost is 100% of the rental fee and no refund will be made.
The cost of cancellation is further calculated as follows:

  • more than 42 days before arrival: 30% or 50% of the total price. This depends on the house and this can be found on the webpage of the house under the heading “Other information about this villa” -> “Cancel”
  • between 42 and 28 days before arrival: 60% or 100% of the total price. This also depends on the house and can be found on the web page of this house.
  • from 28 days before arrival: 100% of the total price.

It is not possible to change dates or exchange a house for another house at a later date. The cancellation policy remains in effect.

Complaints

It is of course extremely important to us that you have a good vacation and that the vacation home meets your expectations. If in your opinion there is something wrong with the vacation home or the booking, please contact your local contact person directly. If the problem cannot be resolved to your satisfaction by your contact person, please contact us directly by phone (020- 6825421). For emergencies outside office hours, we can be reached at the emergency number +34 965 021 580, and we will make every effort to mediate to resolve the complaint quickly and to everyone’s satisfaction. If you leave the house without our permission, any right to compensation is forfeited. Should your complaint not be resolved to your satisfaction, please notify us in writing by registered letter or e-mail within 14 days of your return to the Netherlands. We will do our best to mediate any award of compensation after we have assessed that it would be appropriate. If this is not done in the manner stated above, we cannot consider your complaint. The lodging provider as the other party to the rental agreement bears the liability over deficiencies in the house. If you wish to hold the accommodation provider liable, we will provide you -after the consent of the accommodation provider- with any necessary contact information.

Prices

We reserve the right, without notice, to change prices on the site at any time. You cannot derive any rights from the prices of the houses as they are or were listed on the site.
